If you owe more on your home than current market value or you face possible foreclosure; the Blues Brothers can negotiate a short sale with your lender.  A short sale is when you sell your home for less than what is owed and the bank absorbs the difference.  For example, you owe your mortgage company $200,000 and you sell your home for $150,000; the remaining $50,000 can be negotiated as a write off for the bank.

 

According to Jamey Blubaugh with the Blues Brother Team, Short sales make up about 50% of their overall business.  The cost of a foreclosure for the bank can vary between $20,000 and $50,000 for legal fees, property management and other fees associated in the foreclosure process.  Many mortgage companies will work with home owners to curtail their financial losses.

 

A short sale itself has minimal affects on your credit report in comparison to a foreclosure which can drop your FICO score from 200 to 400 points and will generally show up on your credit report for 10 years.
